How do I apply to rent a property?
Applying to rent a property is simple. Simply complete and submit the rental application form on our website. You’ll be asked to submit basic information, such as a government-issued photo ID, proof of income and references from previous landlords.
Our team will then complete a screening process to ensure you are a good fit for our homes.
What are the qualifications to rent a property?
We screen every applicant through a thorough tenant screening process to ensure a safe and responsible rental community. We verify employment and income, check your credit, review your criminal background and eviction history, and contact past landlords for reference.
How much is the security deposit?
Security deposits may vary, based on the property and lease terms. Typically, the deposit is equivalent to one month’s rent, but additional deposits may be required, especially if you have pets.
We hold all security deposits in a separate, federally insured bank. Upon move-out, we return the deposit within 14-21 days, minus any deductions for damages beyond normal wear and tear.
What are some examples of damage “beyond normal wear and tear”?
Normal wear and tear refers to the natural deterioration of a property due to everyday use, such as loose door handles, lightly scratched surfaces, faded paint, etc. This cannot be deducted from your security deposit.
Damage “beyond normal wear and tear” is damage caused by tenant negligence, like large holes in the walls, broken windows, major stains on carpets and damaged fixtures. This can be deducted from the security deposit.
Are pets allowed?
Some properties are pet-friendly, while others are not. Each has its own set of rules, so please consult the property listing or your lease agreement for details.
When pets are allowed, a refundable pet deposit may be required, and a monthly pet rent may apply.
How do I pay my rent?
You can conveniently pay your rent using a credit or debit card, or by setting up direct bank transfers, through our online tenant portal. You can also set up automatic recurring payments so that you can ensure rent is always paid on time.
Rent is due on the first of each month. If you pay your rent late, we apply late fees.
How do I request maintenance service?
If there’s a maintenance need, please submit all requests through the online tenant portal. You can submit requests by email or by phone, as well.
We typically address all maintenance requests within 48 hours.
What do I do in the case of an emergency?
If you encounter an emergency at your rental property, your safety is the top priority. For urgent situations, such as a fire, gas leak, flooding or electrical hazard, call 911 immediately. Then, contact our 24/7 emergency line to report the issue so we can respond quickly.
How do I report noise or neighbor issues?
If you experience disturbances from neighbors, please document the issue with dates, times and descriptions before contacting AVATINA. We handle all complaints discreetly and fairly to maintain a peaceful and respectful community for all residents.
Can I make changes to my unit?
We understand that you may want to personalize your home – that’s totally fair! That said, any major modifications require written approval from AVATINA. This includes, but is not limited to, painting, installing fixtures or making structural changes.
Receiving approval before making changes will help you avoid potential deductions from your security deposit or other consequences.
What are my responsibilities as a tenant?
As an AVATINA tenant, you are responsible for maintaining your property and complying with lease terms. This includes paying rent on time, keeping the property clean, reporting maintenance issues promptly, respecting neighbors and adhering to community rules.
How do I request a lease renewal?
We typically initiate lease renewals 60 days before the lease expires. AVATINA will provide you with updated terms, including any rent adjustments, and you will be asked to sign a new lease agreement.
What happens during move-in inspection and move-out inspection?
Before moving in, we conduct an inspection to document the property’s condition with photos and written records. You also have the opportunity to note any existing damage or issues. The goal with this move-in inspection is to clearly document the property’s original condition, helping ensure transparency and protect your security deposit at the end of your tenancy.
At move-out, a final inspection is conducted to compare the property’s current condition to its documented move-in condition. Any damages beyond normal wear and tear may be deducted from your security deposit.
How is my security deposit returned?
After move-out, we inspect the property for any damages or cleaning needs. If deductions are made, they are itemized and explained.
We return your security deposit within 14-21 days, in accordance with Hawaii state law.
Are tenants required to have renters insurance?
Renters insurance is strongly recommended, but it’s not required by law. Renters insurance will protect your personal belongings from theft or damage and provide liability coverage in the event of an accident.
What happens if I cannot pay rent?
We understand that you may experience financial difficulties. If this is the case, please communicate with your AVATINA property manager as soon as possible. This will help us find options for you to help you avoid lease violations or eviction proceedings.
How can I stay informed as a tenant?
The best way to stay informed is through your online portal. This is where you’ll find all your lease details, payment history and maintenance requests. We also provide updates on community news, include maintenance schedules and post important announcements on the online portal.
